General minimums by program

These are typical guidelines. Minimums vary by lender and can be higher than the program floor, and a strong overall file can sometimes offset a lower score:

  • VA loans: The VA sets no minimum score, but many lenders look for roughly the upper-500s to low-600s.
  • USDA loans: Often around 640 for streamlined automated approval; lower may be possible with manual underwriting.
  • FHA loans: Commonly 580 for the 3.5%-down option; some buyers with scores in the 500s may still qualify with a larger down payment.
  • Conventional loans: Usually 620 and up, with the best pricing typically reserved for scores in the mid-700s and above.

Your score isn't the whole story

Lenders look at the full picture: income, debt-to-income ratio, down payment, and your history — not just the number. A 660 with steady income and low debt can be in better shape than a 720 stretched thin. So don't rule yourself out based on score alone.

What a higher score gets you

Beyond qualifying, your score helps set your interest rate. A better score can mean a lower rate, which over 30 years adds up. That's why, if you're close to a threshold, a few months of focused work can genuinely pay off.

How to raise your score before you buy

  • Pay down credit-card balances — keeping balances well under your limits helps the most.

  • Don't close old accounts — length of history helps you.
  • Check your reports for errors and dispute them.
