"How much house can I afford?" has two answers: the amount a lender will approve, and the monthly payment you'll actually be comfortable with. The smartest buyers care about both. Here's how it works in the Tri-Cities.

What lenders actually look at

Your budget comes down to four things:

  • Income. Stable, documentable income — not just what you make, but what can be verified.
  • Debts. Lenders compare your monthly debts to your income (your debt-to-income ratio, or DTI). A common guideline is keeping total housing and debt payments within roughly the high-30s to mid-40s percent of gross income, but many programs allow more depending on your full picture.

The payment is more than principal and interest

Your real monthly cost includes property taxes, homeowner's insurance, mortgage insurance (if your program requires it), and any HOA dues — plus a cushion for maintenance.
