You don't always need a big down payment to buy in East Tennessee. Two genuine zero-down loan programs cover a large share of buyers in the Tri-Cities — and most people don't realize they qualify.
Option 1: VA loans (veterans & active-duty)
If you're a veteran, active-duty service member, or qualifying surviving spouse, the VA loan is hard to beat: zero down payment for those who qualify, and no monthly mortgage insurance. As a Marine Corps veteran, this is the program I know best and care most about getting right.
Option 2: USDA loans (eligible areas)
The USDA loan offers zero down for buyers in eligible areas — and "eligible" covers far more of East Tennessee than people expect. Much of the land outside the city cores of Johnson City, Kingsport, and Bristol qualifies, along with communities throughout Carter, Greene, Hawkins, Sullivan, and Washington counties. There are household income limits that vary by county and family size, so both the address and your income matter. If neither fits: low-down options
Not a veteran and not in a USDA area? You still have low-down paths. FHA loans allow as little as 3.5% down with flexible credit, and some conventional loans go as low as 3% down for qualified buyers. Tennessee also has down-payment assistance programs through the state housing agency that can help with the upfront cash — ask me whether you'd qualify.
